Buying Process

Phase I
A. First meeting with your agent
       Initial interview and discussion of needs.
       Agency disclosure
B. Get Pre-Approved for a loan
       Pre-approval can be given immediately followed by a final approval within 3-5 days.
       Credit report
       Job verification    
C. Inspect properties and find the perfect home!

Phase II - Negotiating your dream home.
A. Offer to purchase
       Submitted to seller through listing agent.
B. Negotiations
        Normally completed within hours
C. Final Contract

Phase III - Due Diligence
A. Inspections (home & environment)
       Within 5-7 days
B. Removal of contingencies
C. Waiting period prior to closing
D. Buyer responsible to purchase first year's homeowners insurance prior to closing.

Phase IV - Closing
A. Mortgage company/Bank
B. Appraisal within 1-3 weeks
C. Underwriting
D. Title search within 1-2 weeks
E. Preparation of closing documents by title company 1-2 days prior.
F. Final wolk-through just prior to closing
G. Closing at title company
        Normally takes 1 hour
